Independence

Independence is a traditionally designed neighborhood that is located in a booming area called "Horizons West". The first residents should move in during February of 2005.

"Horizons West" will be comprised of approx. 55,000 homes, shopping centers, an "open air" mall, movie theatres, schools, & restaurants.

"Independence" is a planned development community (similar to Celebration) that will be comprised of 2493 homesites, an elementary school, a "downtown area" with restaurants and shops, nature trails, a bike trail, four community pools, and a breath-taking entryway complete with a 50 ft. clock tower overlooking a 512 foot reflection pond, mature live oak trees, and two magnificent gas-flamed monuments. It will be filled with parks and conservation/preserve areas (one of which houses a bald eagle), and is situated on two ski-able lakes!

"Independence" will be released in phases. The first phase is being sold now and consists of townhomes (starting in the $170,000's) and single family homes (from the $240,000's to the $500,000's). Some of these homes can be built on conservation and/or water lots. Many of the lake front homesites will be able to have docks constructed.

In future releases, there will be Luxury Estate Homes on Lake Hancock and throughout the community, duplexes, condominiums, and rental apartments.

If you wish that you had purchased in the beginning phase of Celebration (to enjoy the amazing appreciation value and the proximity of living close to the downtown area); you do not want to miss this great opportunity to purchase in the beginning phase of "Independence". Homes are selling quickly and prices are rising steadily.

There are some investor restrictions if you do not plan on calling "Independence" home. But, there should be a good market for renters in "Independence" as many families will want to go ahead and move into the community while waiting for their primary residence to be built.

The homeowners association dues will include cable, alarm system monitoring, high speed internet access, outside pest control, & common area lawn, pool, & jogging trail maintenance. The townhomes will also receive lawn maintenance. The HOA dues for a single family home are $150 per month and are $195 per month for the townhomes. There will be no on-going CDD charges. Natural gas will be available for heating, water heating, pool heaters, cook tops, and fireplaces.
